The Ballard District Council met Wednesday, January 13th, 2021, to discuss two major building developments happening on Market Street in Ballard.
The council was joined by Johan Strand from JSRE real estate development company and both Bill LaPatra and Martha Cox from Mithun architecture company.
Both sites on Market Street are within the “Ballard Urban Village.” One site located at 1145 NW Market Street in Ballard, is currently a McDonalds and a tire changing service. Mithun architects are currently mid-design on what is prepared to be developed on the site. But, it will be an apartment complex of approximately 122 units that are mainly studio and 1 bedroom units. The complex also has 2,500 sq feet of commercial space where they plan to install a fitness center and juice bar/cafe.
The objectives and priorities of the new housing complex include unique design, quality housing, environmentally friendly features, and more. The site is surrounded by commercial and industrial buildings including grocery stores, breweries, and future transit possibility with light rail additions.
Construction on the new apartment complex is set to start in mid 2022 and be ready for leasing in mid 2024.
The other site is at 2501 NW Market Street to the left of the Nordic Museum, which Mithun also designed. This site is earlier on in the design and development process than the other Market Street location but carries on similar objectives and priorities of quality housing, urban design, and eco-friendliness.
The building on 2501 NW Market will also become housing. The design is not close to being finalized but the complex will have around 145 units. The plan is to create larger and more open floor plans with smaller studies or spaces for desks. Mithun architects are looking to design around the increase in remote working, so they want to create units with a “work from home” tenant in mind. The complex will also likely have a fitness center and lounge, as it has approximately 5,000-8,000 sq feet of commercial space.
This complex is set to be finished later than the other Market Street apartment on 2501 NW Market St. Construction will start at the end of 2022 and be open for leasing at the end of 2024.
