The apartment plans for the Grumpy D’s corner have changed, with a taller yet smaller development now in the works.
A few years ago, Grumpy D’s Coffee House and several other businesses were told to prepare to make way for a new 168-unit, 5-story apartment building. But in 2020, Grumpy D’s and others were given some extra time by a halt in development.
Now, the development team from the Diagonal D architecture firm has redesigned the complex into a much smaller model and plans to once again begin construction.
The new architecture plan shows a building that will take up spaces on 7001 and 7011 15th Ave NW. The updated apartment complex plans include 6 stories with only 71 units now; 29 small efficiency dwelling units, 38 apartment units, and four live-work units. The plans include a rooftop terrace, 26 parking spots, and 66 bike stalls
The ground floor will include a commercial space, which lead developer Morgan Aleman says will hopefully bring Grumpy D’s back to the building.
Aleman says they’ll be commissioning a local artist to create a mural on the north side of the building, and they’ll be repurposing some of the wood from trees that will be taken down to create furniture for the lobby.
Construction on the building has not begun yet, as the team is still waiting on design approval and other checkpoints. To take a look at the new design plans and project history, please visit here.
